Selling a House in Utica, NY? Clear It Out Before It Lists
Selling a house in Utica, NY means clearing out everything that is not going with you, ideally before the listing photos and showings start. Utica Junk Removal clears the whole house in one visit, usually in 2 to 6 hours, flat-rate from $200 for a single item to $1,500 to $2,000 for a packed multi-room home, with all the loading done by our crew.
The short version
- Clear it before the photos, not the week of closing. Empty rooms photograph larger and show better.
- A few leftover pieces: $200 for one item, $300 for two. A partial clear-out runs $325 to $600 by load.
- A packed, furnished house: typically $1,500 to $2,000, quoted flat after a quick walkthrough
- You do not have to be there. If you or your agent can give us access, we can do the job.
- Usable furniture and household goods are donated first. Same-day or next-day in most cases.
Why the cleanout comes before the listing
Most sellers plan the cleanout around the moving truck or the closing date. The better deadline is the listing photos. Buyers scroll through pictures before they ever book a showing, and a room full of someone's old furniture, boxes, and a treadmill in the corner reads smaller than it is. The same room empty, or with only a few staged pieces, lets a buyer picture their own things in it.
The basement, garage, and attic matter here too. Buyers and inspectors open every door. A basement packed to the ceiling makes it hard to see the foundation walls, the furnace, and the water heater, and it can leave a buyer wondering what the boxes are hiding. Clearing those spaces early takes that question off the table.
There is also a practical reason. Once the house is under contract, the weeks before closing fill up with inspections, appraisals, and paperwork. Hauling furniture is the last thing you want to be scheduling then. Most purchase contracts expect the house to be empty of personal property at closing, so check yours with your agent and plan the cleanout well ahead of the final walkthrough.
What to clear out, and what to leave
Before you book anything, sit down with your agent and the listing, because some things are part of the sale. Appliances, window treatments, and fixtures are often written into the contract, and those stay. Everything else that you are not moving is fair game:
Furniture you are not taking. The couch that will not fit in the new place, the spare bedroom set, the dining table nobody uses. Our furniture removal crew takes it from any room, upstairs or down.
The basement. Decades of storage tend to end up here. A basement cleanout clears the boxes, old furniture, and broken appliances, and we carry all of it up the stairs.
The garage and shed. Old lawn equipment, shelving, scrap metal, and whatever has been parked there for years. See our garage junk removal page for what that job usually looks like.
Appliances that are not staying. An extra fridge in the basement or a washer that was replaced years ago. Appliance removal starts at $200, and refrigerators are handled correctly for the refrigerant.
Leftovers from the yard sale. Whatever did not sell can go in the same load.
Three ways a sale usually happens
1. You are selling and moving
This is the most common one. You are packing what is coming with you, and everything else needs to be gone before the photos or before you hand over the keys. We can come before the movers, after them, or both. If the move itself is the bigger job, our guide to junk removal for a move covers that side of it.
2. You are selling a parent's house
When the house belonged to a parent who has moved to assisted living or passed away, the cleanout is a bigger and more personal job. The family takes what matters, and the rest of the house still has to be emptied before it can be listed. Our estate cleanout service handles the whole house for executors and families, including executors who live out of state. If you are still at the stage of deciding what to keep, our guide on clearing out a house after a death walks through the order to do it in.
3. You own the house but do not live near it
Plenty of Utica-area houses are sold by owners who live hours away, whether it is an inherited home, a former rental, or a property the family has held for years. You do not need to drive in for the cleanout. If you, a relative, or your agent can give us access, we can work from that alone. Email photos of each room and we will quote it flat before anyone sets foot inside. If the house was a rental and a tenant left things behind, see our post on clearing a rental after a tenant leaves.
What a pre-sale cleanout costs
Pricing is flat-rate by how much of the truck your items fill, from the same tiers on our pricing page. Loading, hauling, and disposal are included.
| Situation | Typical cost | What that usually means |
|---|---|---|
| A few leftover pieces | $200 / $300 | One item is $200, two items are $300. A couch, a fridge, a mattress set. |
| One room or a garage | $325 to $400 | A quarter to half load. A spare bedroom, a lightly packed garage. |
| Several rooms or a full basement | $475 to $600 | Three quarters to a full truckload. |
| Whole furnished house | $1,500 to $2,000 | Two or more loads, quoted flat after a quick walkthrough or photos. |
Where your things end up
A house that is being sold usually still has plenty of good furniture and household goods in it. We sort every load before anything is thrown away. Usable furniture, housewares, and clothing go to Goodwill, the Salvation Army, and local charities, with a donation receipt if you want one. Scrap metal and appliances are recycled, and electronics go to a certified e-waste recycler. Only what is left goes to the county transfer station.
A few things we cannot take
Paint, chemicals, motor oil and other automotive fluids, propane tanks, and asbestos cannot go on our truck. If any of those are in the garage or basement, tell us when you book so we can work around them. For where each one goes in Oneida County, see what junk removal will not take.
Serving sellers across Oneida County
We clear houses throughout Utica and the surrounding towns, with travel included in the flat rate. That includes New Hartford, Rome, Whitesboro, Yorkville, Marcy, Clinton, and the rest of the county.
Frequently asked questions
When should I schedule a cleanout if I am selling my house?
Before the listing photos, if you can. Empty rooms photograph and show better, and it keeps the cleanout out of the busy weeks between the accepted offer and closing. We can usually come the same day or the next day.
How much does it cost to clear out a house before selling it in Utica?
It depends on how much is left. A few pieces run $200 to $300, a room or garage runs $325 to $400, and a fully furnished house that takes two or more loads typically runs $1,500 to $2,000. Every job is quoted flat before we load anything.
Do I have to be at the house for the cleanout?
No. If you, a family member, or your agent can give us access, we can do the job without you there. Email photos of each room and we will quote it before the day.
How long does a whole-house cleanout take?
Most homes are done in 2 to 6 hours. A heavily packed house can take a full day or more, and we will tell you that up front when we quote it.
Should I leave the appliances when I sell?
Check your listing and purchase contract with your agent. Appliances are often included in the sale, and those stay. Anything that is not part of the sale, like an extra basement fridge or an old washer, we can remove starting at $200.
What happens to the furniture you take?
We sort it first. Usable furniture and household goods go to Goodwill, the Salvation Army, and local charities, with a donation receipt on request. Metal, appliances, and electronics are recycled, and only what is left goes to the transfer station.
